What really makes or breaks a rental experience is the landlord. I am an owner/landlord that shows up to fix emergencies (and most other jobs) the same day and solves any problems that come up. I specifically bought a rental property within 1 mile of my home so that I could provide the best service. I see my job not so much as landlord, but as the caretaker of your home. I take pride in having happy tenants. When I tell my friends about how I fixed something at my rental property, they always say they wish their landlord would show up, or at least return their calls. My former tenants tell me they miss me as their landlord. I've consistently had the townhouse rented since I purchased it in 2007, so I have plenty of experience making tenants happy.
